The rates on our site are national averages and advertised starting rates for well-qualified borrowers — typically 720+ credit score, under 85% LTV. Your actual rate depends on your specific credit score, loan-to-value ratio, property type, and which lender you apply with. A difference of 0.25–1.00% between our published rates and your personal quote is completely normal and expected.
See our full rate methodologyBefore reporting a bug, please check: (1) Is your home value entered correctly — in dollars, not thousands? (2) Have you checked which LTV limit is selected? Most lenders cap at 80–85%. (3) Is your mortgage balance higher than expected? The formula is (Home value × LTV%) − Mortgage balance = Max HELOC. If everything looks right and the result still seems wrong, use the form above to send us the specific numbers and we will investigate.

Include the lender name, the rate you see on our site, and the rate you see on the lender's site. Our data team treats these reports as high priority and typically resolves them within 12 hours.
